Developer buys former steakhouse building on Miller Lane

The developer of the York Commons shopping area has added another building to his portfolio.
Alex Kolodesh, a partner with Oakwood-based Singer Properties, said he had purchased the old Lone Star Steakhouse building at 6868 Miller Lane in Dayton.
Kolodesh, under the entity Frick & Frack LLC, bought the property for $950,000 from Sovereign LS III LLC, according to Montgomery County records.
Kolodesh said the 5,600-square-foot building has potential for a wide range of restaurant users, and adding it to his company’s holdings will provide access to more advertising and marketing for the site.
“We feel we can harness economies of scale to provide value to an end user that they simply could not receive from a competitor in the area,” he said.
Kolodesh said the building is in excellent condition, and he will only be performing minor cosmetic changes.
Bob Zavakos with NAI Dayton is marketing the property.
The Lone Star Steakhouse closed last November.
Kolodesh has experience in turning around restaurants in his development. Singer Properties bought the old Don Pablos restaurant in York Commons after it closed and were able to negotiate a longterm lease with El Toro Bar and Grill in 2010.
